Our standard program is to offer interest-only payments in order to improve your cash flow. Sometimes, we can even offer loan programs with built-in payments for a period of time to make it easier for you. All of our loans feature NO prepayment penalty. While we offer shorter periods, most of our loans are written for 7 years. This means that if your project is delayed, you don’t have to pay another fee to extend. It means at the end of your project, if you are in a market of increasing prices, you have the flexibility to keep our loan and rent the property out. In all cases, our fees are extremely competitive.

First, we are not a “fund”. This is important and to your benefit for several reasons. Every Note investment you make, will be after you have learned about the individual borrower, their property, and why they want to borrow from us. You have complete control to say “No” to any investment. Next, we only show you Note opportunities after we have built a profile of your likes and dislikes, so we don’t waste your time. When you hear from us about an opportunity to invest, it is always available to you immediately. Nothing is more frustrating that responding to an email solicitation – only to find someone else got it before you! Lastly, you will never, ever give us money. You will always place your funds into a respected title company, after you have signed your disclosures and agreed to invest in the Note.
We have had an outstanding relationship with a 3rd party loan servicer for over 20 years. Their staff is exceptional and their customer service; the best in the industry. Even though they will take terrific care of you, we will follow the Note investment constantly and interact with the borrower as needed to make sure the Note is performing as planned, and if not, to offer solutions about how to get back on track. In short, we are with you every step of the way, from initial investment, to payoff.
